Argent & the Greater Manchester Property Venture Fund
Two Stage Design and Build
The challenge – deliver a building of significant architectural merit in an extremely restricted, historically sensitive site
This stunning 280,000 sq ft, 14 storey, Grade A, BREEAM Excellent building was the only building, during the recent economic downturn, being speculatively developed in Central Manchester.
One St Peter’s Square, now KPMG’s new 73,000 sq ft home instilled a confidence into the market ensuring that supply would be ready for when the economy improved and acted as a catalyst for further regeneration within Manchester civic square.
Now home to San Carlo’s latest addition ‘Fumo’, One St Peter’s Square allows diners to enjoy food and beverages within its impressive double height reception. The restaurant is linked by a stunning architectural staircase, offering occupiers and the general public a unique dining experience within Manchester’s most prestigious office development.
One St Peter’s Square offers quality, gravitas, permanence and prominence to occupiers and the city. It stands tall as Manchester’s most prestigious new address, setting the standard for new office buildings.
The solution – collaboration
The success of Carillion projects with Argent relies on collaboration and the strength of the partnerships that Argent holds with investors, landowners, local authorities, consultants, customers and with the communities within which we work.
The relationship between Carillion and Argent contributes significant value to construction projects we work on. The focussed and dedicated team, with trust and respect between individuals, promotes working together in an efficient and productive manner, with resources used more efficiently, relationships continually strengthened and quality buildings delivered on time and within budget.
Outcomes, benefits & social value – Most considerate site
One St Peter’s Square (OSPS) received the prestigious title of Most Considerate Site at the Considerate Constructors Scheme’s 2014 National Site Awards.
From over 8500 eligible sites, OSPS was deemed to have been the most considerate site. It is a first class example of a ‘considerate’ site, one that has taken into account the community in which it stands and the people that live there.
But beyond that it is a sustainable project which has left a legacy and a positive imprint on the wider community, impacted on the workforce and demonstrated thoughtful and innovative construction techniques.
To secure the accolade of Most Considerate Site, Carillion:
- Worked closely with the community to minimise disruption
- Kept all parties informed of progress and developments
- Placed a premium on the health and welfare of employees
- Used innovative and considerate construction techniques
- Created local employment and trained young people
- Furthered the education/careers of construction and architectural students
- Reached out to local community groups
- Actively supported and participated in community projects
- Left a legacy that will remain for years to come.
Considerate Constructors Scheme Monitor Paul Moore, who regularly visited the site, concluded:
“This truly is an exceptional site and is one of the best I have visited as a Monitor. There was total commitment to the Considerate Constructors Scheme and this was demonstrated by the positive attitude of all on site with regard to safety, neighbours and the community”
